Furnishing decisions are one of the few levers a homeowner fully controls — unlike location or market conditions, you decide exactly how much to invest here. The right amount depends entirely on your district and tenant profile.

In tenant-heavy, expat-facing districts like Vake, Vera, and Sololaki, furnished apartments have a real edge: relocating professionals and families typically want to move in and start living immediately, without shipping or buying furniture in a new country. A well-furnished unit in these areas can lease faster and often at a modest premium over an identical unfurnished apartment.

In more local-tenant, price-sensitive districts like Gldani or Samgori, the calculus shifts. Many long-term local renters either have their own furniture or prioritize a lower base rent over furnishings, so heavy investment in furniture yields a smaller marginal return.

Rather than a fixed dollar figure — which shifts with currency and import costs — think in terms of proportion to expected annual rent:

  • Outer, local-tenant districts: A lighter touch — appliances (fridge, washing machine, water heater) and basic kitchen fittings matter far more here than decorative furniture, since these are the items local tenants most want to avoid buying themselves.

What actually moves the needle

  • Kitchen appliances and a working washing machine consistently rank as the highest-impact items across almost every tenant type and district.
  • Quality mattress and bed — often underestimated, but a major factor in tenant satisfaction and renewal.
  • Neutral, durable furniture rents better long-term than trendy or highly personalized pieces, which can feel dated or mismatched to different tenants over time.
