There’s no single citywide number for time-to-lease, because it depends heavily on price positioning, district, and season but the underlying market conditions in 2025–2026 give owners a fairly clear framework for what to expect.

Rental demand in Tbilisi has normalized considerably since the extraordinary migration-driven surge of 2022–2023, when the influx of relocators from the region pushed rents and demand to unprecedented levels. By 2025, according to Geostat’s consumer price index data, actual rental inflation had cooled to around 1.9% year-on-year by March 2026 well below general inflation of 4.3%. That signals a rental market that has settled into a more balanced, less frantic pace than two years ago.

At the same time, one structural shift is worth knowing: Galt & Taggart’s developer surveys found that as much as 94–98% of units in projects completing in 2024–2025 were already sold, largely through direct developer installment plans. That has quietly shrunk the pool of prospective renters, since many people who would previously have rented are now paying installments toward ownership instead.

What actually determines your timeline

A correctly priced, well-presented, furnished apartment in a high-demand district like Saburtalo or Vake can reasonably expect to secure a tenant within two to four weeks. Underpriced or exceptionally well-located units can go faster. Overpriced units, or those in lower-demand outer districts without strong presentation, can take two to three months or longer.
