The Georgia real estate market in October 2026: at a glance

The Georgia real estate market is having one of its strongest years on record. Tbilisi registered 27,274 residential transactions worth US$2.5 billion in the first seven months of 2026, up 27.3% year on year. In Batumi, international buyers made up roughly two-thirds of developer sales in the first half of the year.

Prices are rising steadily rather than sharply, rents are holding, and two landmark projects, Trump Tower Tbilisi and Ambassadori Island in Batumi, are reshaping the premium segment. The wider economy is supportive: Georgia’s GDP grew 6.9% in Q2 2026 and an estimated 6.3% in August.

Sales are at their highest level since 2022

  • 4,475 apartments sold in Tbilisi in July 2026.
  • Resale sales reached 2,294, up 18.8% year on year and the highest monthly figure since 2022.
  • New-build sales reached 2,181, up 24.4% year on year.
  • Galt & Taggart links the momentum to a stronger lari and falling interest rates.

Where buyers are active, and where prices are highest

In 2025, Tbilisi sold 42,388 apartments worth US$3.5 billion. The most active districts were Didi Dighomi, Samgori and Gldani, which are also among the most affordable. The most expensive were Mtatsminda, Vake and Chughureti, with Mtatsminda averaging US$3,294 per m².

Supply is picking up again

Construction permits in July 2026 covered 182,789 m² of living space across 17 projects, up 50.3% year on year. After eight months of decline, permitted area for January–July is now level with 2025. Buyers should watch whether this new supply slows price growth in 2027.

Batumi real estate: prices, sales and demand

Batumi is Georgia’s fastest-appreciating city market and its most international one. Completed new-build apartments averaged US$1,960 per m² in June 2026, up 9.8% year on year, while apartments in newer resale projects reached US$1,497 per m², up 6.5%.

Q2 2026 sales

  • 4,168 apartments sold in Batumi in Q2 2026, up 3.7% year on year.
  • Resale sales rose 13.4% to 2,200 apartments.
  • Registered new-build sales fell 5.3% to 1,968, but a developer survey shows new-build sales up 35.1%, since registrations often lag.

A record 2025 sets the base

Batumi recorded 17,478 transactions in 2025, up 15%, with total market value rising 23.8% to US$1.3 billion.

Batumi areas to know

New Boulevard remains Batumi’s largest submarket by sales volume. Old Batumi, Gonio-Kvariati and the Alley of Heroes area also posted annual price growth. Old Batumi remains the premium address, averaging over US$3,000 per m² for new-builds in 2025.

New projects shaping the market

Trump Tower Tbilisi

Trump Tower Tbilisi was officially launched on 15 September 2026, with Prime Minister Irakli Kobakhidze at the presentation. It is planned as Georgia’s tallest building at 62 storeys and 280 metres, with luxury residences, retail and hotel-style amenities.

MasterplanThe Tbilisi Downtown, a US$2 billion development of six towers
DevelopersArchi Group and Biograpi Living, with the Trump Organization brand

For investors, the project matters because branded towers tend to set a new price ceiling. Expect it to lift attention on premium apartments across Vake, Mtatsminda and the city centre.

Ambassadori Island Batumi

Ambassadori Island is Georgia’s first artificial island on the Black Sea, an 84-hectare mixed-use development at Batumi’s northern entrance. By October 2025, 46.9 of the 84 hectares had been reclaimed, and construction of the first multifunctional complex had begun.

The island signed an agreement with IG Development, the group behind City Mall, to build a large shopping centre. It will add a major commercial anchor to the residential towers, marina and resort zones planned for the island.

Also on the radar

Emaar Group announced a US$6 billion project near Batumi in January 2025. Together with Ambassadori Island, it points to a long pipeline of large-scale investment on the Black Sea coast.

Rental market and rental yields in Georgia

Rental yields in Georgia remain among the highest of any capital city in the region. A standard 50–60 m² apartment in Tbilisi rented for US$10.1 per m² per month in July 2026, a gross rental yield of 8.5% by Galt & Taggart’s measure. That is about US$500–600 a month for a typical new apartment.

District / marketAverage rent (US$/m² per month)Notes
Vake, Tbilisi14.2Highest rent of major districts (Apr 2026)
Tbilisi average10.150–60 m² new apartments (Jul 2026)
Gldani, Tbilisi8.6Most budget-friendly major district (Apr 2026)

Other studies give lower gross yields: Global Property Guide put Tbilisi at 7.53% and Batumi at 7.31% in February 2026. The difference comes from methodology, so treat 7–8.5% as the realistic long-term range. Premium districts such as Vake usually yield less, because purchase prices rise faster than rents.

After the 2022–2023 rental spike, Tbilisi rents corrected and have held in a stable US$9–10 per m² band since 2024. That stability is good news for buy-to-let investors who need predictable income.

Local vs. international buyers

Tbilisi and Batumi are two very different markets. Tbilisi is driven by Georgian buyers, while Batumi depends on foreign investors.

  • Tbilisi: about 90% of apartment purchases are made by Georgian citizens, according to Colliers. Israeli buyers follow at about 4% and Russian buyers at about 2%.
  • Batumi: Georgian citizens made only 33% of developer sales in H1 2026, so international buyers accounted for roughly two-thirds.

In 2025, foreign buyers made up 52% of Batumi sales. The largest groups were Israelis and Europeans at 13% each, then Ukrainian, Russian and Belarusian buyers at 11%, with Turkish and Central Asian buyers at 3% each.

What this means: Tbilisi prices rest on local incomes and mortgages, which makes the capital more resilient. Batumi offers stronger growth but is more exposed to tourism and foreign demand cycles.

Can foreigners buy property in Georgia?

Yes. Foreigners can buy and own apartments in Georgia outright, with no special permit or minimum investment. Agricultural land is the main exception. Buyers seeking residency through property should check the latest investment thresholds before purchasing.

Investor takeaways

  1. Expect steady, not explosive, growth in Tbilisi. Galt & Taggart forecasts single-digit price growth for 2026, and TBC Capital points to around 3.2%.
  2. Rental income is the core return. Gross yields of 7–8.5% still beat most European capitals.
  3. Batumi offers higher appreciation with more risk. It relies on foreign and seasonal demand, so choose developers and locations carefully.
  4. Watch new supply. Permits are rising again in Tbilisi, which could cool price growth in 2027.
  5. Landmark projects lift the premium segment. Trump Tower Tbilisi and Ambassadori Island will draw international attention to Georgia’s high end.
